Parking Lot Seal Coating Project – 9/28/26 – 10/1/26
| Paseo Westpark has contracted with Quickel Paving to seal coat the parking lots at Santa Cruz, Santa Clara, Santa Luisa and Santa Ynez. The work will be completed in two phases as shown on the project map: https://paseowestpark.org/wp-content/uploads/sites/333/2026/09/Paseo-Westpark-Seal-Coat-Project-Map.jpg MOVE 1 – All parking lots (Santa Luisa Santa Cruz, Santa Clara and Santa Ynez), with exception of Kindercare side of Santa Cruz parking lot Seal Coat – Monday, September 28, 2026 Beginning at 7:00 AM Restriping – Tuesday, September 29, 2026 Reopen by 5:00 PM, weather permitting MOVE 2 – Kindercare side of Santa Cruz parking lot Seal Coat – Wednesday, September 30, 2026Beginning at 7:00 AM Restriping – Thursday, October 1, 2026Reopen by 5:00 PM, weather permitting When the seal coat material is applied, it will take a minimum of twenty-four (24) hours to dry, weather permitting. While the seal coat is drying it will be sticky and easily tracked if walked on or driven upon. Therefore, to protect residents and guests, the parking lots will be barricaded beginning 7:00 AM on their respective service date. Vehicles will be permitted back on the parking lots the following day by 5:00 PM provided the weather allows for adequate curing of the seal coat material. Please note that the start times are subject to change. Please note that any vehicle found parked in the parking lot during the designated times above will be towed with no prior notice at the vehicles owners’ expense. While the work is in progress, no parking will be permitted in the parking lots. At Santa Cruz, half of the parking lot next to the Kindercare will be available for parking while the side closest to the pool area is sealed. Please note that the side of the Santa Cruz parking lot that belongs to Kindercare will be seal coated on September 30th – October 1st and will be barricaded off. Residents will still have access to parking on the Association’s side of the parking lot, although there may be less parking than usual on these days since Kindercare will need to utilize it.In order to increase available parking to residents during the project, the City of Irvine has granted a variance so that residents may park in areas that are designated no parking. The areas and time frames are below: September 28th at 5 AM to September 29th at 7 PM and September 30th at 5 AM to October 1st at 7 PM Paseo Westpark from N. Santa Teresita to Spirito (WEST SIDE ONLY) September 28th at 5 AM to September 29th at 7 PM Santa Clara from Santa Alicia to Paseo Westpark (SOUTH SIDE ONLY) September 28th at 5 AM to September 29th at 7 PM Santa Ynez from Santa Rosa to Cardiff (SOUTH/EAST SIDE ONLY) Please note that vehicles parked on the City streets may not block any portion of a driveway, access ramp, or intersection and must be more than 15 feet away from any fire hydrant. There is no parking in fire lanes or on the sidewalk. Vehicles must be 20 ft from any crosswalk or intersection. This variance only allows passenger vehicles. No commercial vehicles are allowed. Lastly, please be aware that any resident that damages the seal coat by driving or walking on it while the barricades are in place will be responsible for the costs of all damage and re-work.
