Proposed Changes to Property Improvement Form

Pursuant to Civil Code §4360, the Board of Directors will be considering proposed changes to the Property Improvement Form at the Board of Directors meeting to be held at the Santa Rosa Apartments Recreation Center on March 24, 2025 at 6:00 p.m. If you wish share your opinion regarding the proposed changes, please send your written comments to management’s office so it can be delivered to the Board prior to the Board Meeting. Alternatively, if you can attend the Board Meeting, your constructive comments will be considered by the Board of Directors prior to its making a decision on the proposed changes. Any and all comments made at the Board Meeting will be subject to the standing rules of the Board related to member comments at Board meetings. The proposed changes involve updating the review fees. This was necessitated because the current consultant, Robert Mitchell Associates, is retiring as of March 1, 2025, and the review fees were based on their rates. The Board has reviewed several proposals for architectural review services and has contracted with Smith Architects to perform these services beginning in March. The updated fees are based on their fee structure. Their fees were the most competitive out of the other architectural firms that had submitted proposals. Furthermore, going forward, no review fee will be required to repaint in a different approved color scheme provided that there are no deviations from the scheme and that no adjacent homes are painted in that scheme. Any customized color schemes will be subject to the review fee.
