Parking Lot Seal Coat Project
Paseo Westpark has contracted with Quickel Paving to seal coat the parking lots at Santa Cruz, Santa Clara, Santa Luisa and Santa Ynez. The work will take place on Tuesday, April 26th, beginning at 7:00 AM.
When the seal coat material is applied, it will take a minimum of twenty-four (24) hours to dry, weather permitting. While the seal coat is drying it will be sticky and easily tracked if walked on or driven upon. Therefore, to protect residents and guests, the parking lots will be barricaded beginning 7:00 AM on their respective service date. Vehicles will be permitted back on the parking lots the following day, April 27th, by 5:00 PM provided the weather allows for adequate curing of the seal coat material. Please note that the start times are subject to change.
Please note that any vehicle found parked on the asphalt at the scheduled time of 7:00 AM on Tuesday, April 26th, will be towed with no prior notice at the vehicles owners’ expense.
While the work is in progress, no parking will be permitted in the parking lots. At Santa Cruz, half of the parking lot next to the Kindercare will be available for parking while the side closest to the pool area is sealed. Please note that the side of the Santa Cruz parking lot that belongs to Kindercare will be seal coated on April 19-20th and will be barricaded off. Residents will still have access to parking on the Association’s side of the parking lot, although there may be less parking than usual on these days since Kindercare will need to utilize it.
In order to increase available parking to residents during the project, the City of Irvine has granted a variance so that residents may park in areas that are designated no parking. The areas and time frames are below:
April 19th at 5 AM to April 20th at 7 PM and April 26th at 5 AM to April 27th at 7 PM
Paseo Westpark from N. Santa Teresita to Spirito (WEST SIDE ONLY)
April 26th at 5 AM to April 27th at 7 PM
Santa Clara from Santa Alicia to Paseo Westpark (SOUTH SIDE ONLY)
April 26th at 5 AM to April 27th at 7 PM
Santa Ynez from Santa Rosa to Cardiff (SOUTH/EAST SIDE ONLY)
Please be aware that any resident that damages the seal coat by driving or walking on it while the barricades are in place will be responsible for the costs of all damages and re-work.
